Colonial Commons Shopping Center is located on a 16 acre parcel on Colonial Drive, in the Town of Big Flats. Colonial Drive is a northeast/west artery serving as an access road parallel to New York State Route 17 serving the Village of Horseheads and Town of Big Flats.

The outparcel on the west of the main entrance has been leased to Outback Steakhouse. They opened in August 1999, and were the highest grossing restaurant in Chemung County for the year 2000.

There is a new exit ramp signaled at the intersection of Colonial Drive (Exit 51A) for westbound traffic which serves Colonial Drive and this development. This property is zoned and has received final approval from the Town of Big Flats .

Traffic flows westerly after exiting Route 17 to this development. Visibility from Route 17 is excellent as the site is topographically several feet higher than the road and the Route 17 elevations.

The Arnot Mall is about one million, plus or minus, square feet, and is located across the street from this development.

A new Hilton Garden Court Hotel and Country Inn & Suites have just opened adjacent to Outback. About one quarter of a mile to the east of our location, a local hospital has developed a forty thousand square foot medical arts facility. Directly to the west of our location Simmons-Rockwell is in the process of expanding their GM Dealership to this location. These developments continue to increase the current traffic counts of approximately 20,000 cars per day.

The County, in conjunction with the State of New York, has recently added an interior loop ramp at Exit 51 off Chambers Road for east bound traffic entering Route 17. This ramp will allow east bound traffic access to Route 17, without crossing oncoming traffic on Chambers Road.

On the north side of Colonial Commons Shopping Center in Big Flats are several new single family housing developments, as well as the recent completion of 200 new apartments.

Corning, New York is within twenty miles and is experiencing tremendous growth. Elmira is five miles south. Big Flats is the regional shopping area serving a thirty to forty mile radius.
